Roof Dormers and Permitted Development
In many cases, rear roof dormers can be constructed under permitted development rights, meaning you may not need full planning permission. Permitted Development Criteria for Rear Dormer Constructions:
To qualify under permitted development:
· The dormer must be on the rear roof slope (not facing a highway).
· The additional volume created must not exceed: 40 cubic metres for terraced houses, or 50 cubic metres for detached and semi-detached houses.
· The dormer must be set back at least 20cm from the original eaves (measured along the roof plane).
· The dormer must not extend higher than the existing roof ridge.
· Materials used must be similar in appearance to the existing property.
· No balconies, verandas, or raised platforms are permitted.
· The property must not have previously used up its permitted development allowance through earlier roof extensions.
Exceptions to Permitted Development
Full planning permission will still be required if:
· Your property is listed, in a conservation area, or within a designated area such as a National Park, Area of Outstanding Natural Beauty (AONB), or World Heritage Site.
· The dormer is proposed on a principal elevation facing a highway.
· The property is a flat or maisonette, as these do not benefit from householder permitted development rights.
