This project involved the construction of a new high-quality SIPs (Structural Insulated Panel System) holiday let within the curtilage of a private residence located in the Barrow settlement zone. The site forms part of a large residential garden associated with a small group of dwellings in the area traditionally known as Lamb Roe. Its position offers excellent access to local transport links and is conveniently close to the amenities of both Clitheroe and Whalley, making it suitable for short-stay visitor accommodation.
Great care has been taken to integrate the new building sensitively into its surroundings. It is positioned to the south of the host dwelling, set between an established woodland area and a small culvert, ensuring minimal impact on the character of the garden and the wider landscape. The scheme provides a fully self-contained holiday let while maintaining a respectful relationship with Bramley Croft and neighbouring properties.
The holiday let is arranged over two floors. The ground floor comprises an open-plan kitchen, living and dining space, together with a study that can function as a third bedroom, a utility room and a downstairs toilet. The first floor accommodates two bedrooms, a family bathroom, and an en-suite serving the principal bedroom. The internal layout maximises usability and comfort while taking advantage of the building’s compact form.
The massing has been kept modest to ensure the building sits comfortably within the garden setting. Measuring 6 metres in width and 10 metres in length, with an eaves height of 4.3 metres and a ridge height of 6.8 metres, the structure adopts a traditional two-storey form. These proportions ensure sufficient first-floor headroom while avoiding undue visual prominence.
Materials have been selected to reflect the local vernacular and complement the surrounding architecture. The proposal includes natural randomly coursed stone to the external walls, stone surrounds to doors and windows, and a natural slate roof covering. Combined with the high thermal performance of SIPs construction, these choices create a robust, sympathetic and visually cohesive addition to the site.
